Expected range of price Rm630 psf to Rm750 psf.
1a) Collect full details from purchaser; I.c. Email address, address, contact no:, citizenship
1b) Rm10k or S$4k booking fee, in cheque payable to stakeholder which is Mah Sing’s Law Firm – A Rahim & Co. Sign Letter for Request for Registration and Appointment of Stakeholders (OTP)
2a) Developer/stakeholder/Agent will call purchaser to remind them to come down to Thistle Hotel on
20th April, Saturday (registration 9am – 10am). Balloting will commence shortly after.
2b) If purchaser cannot attend the balloting day, purchaser need to write letter of authorization appointing someone to attend on behalf. Both I.c. Of purchaser and the person represents purchaser need to bring along. (Note: must inform developer 3days prior to day of balloting)
3a) If on the Balloting day, purchaser not successful, the stakeholder will refund the entire Rm10k
3b) However, if the purchaser who have been chosen successfully during the balloting, but choose not to continue or choose to give-up, the stakeholder will forfeit the Rm1k as admin fee.
3c) If developer fails to launch the project within one year (12mths) from date of payment of booking fee, ie on 20th April, purchaser is entitled to cancel without admin charges.
4) if purchaser fails to attend on balloting day, Rm1k will be forfeited as admin fee.
5A) Upon successful during balloting, stakeholder will execute booking form to Purchaser on the same day.
5B) If not successful during balloting, stakeholder will refund the entire Rm10k to purchaser within 14days.
6) within 14days, from date of balloting, the stakeholder will release the booking (registration) fee to Developer
7a) purchaser shall execute or sign SPA within 30days from date of balloting day.
7b) If SPA not been signed, it is deemed Purchaser has cancelled the offer and the entire Rm10k will be forfeited.
Upon successful ballot. How many percents of the unit price is payable on signing the S & P by 19 May 2013 ?
