Medini – the details

Medini is a greenfield development spanning 2,230 acres designed to become the Central Business District of Iskandar Malaysia.

Medini is the heart of Nusajaya surrounded by established signature developments such as EduCity, a international best-in-class education hub; Pinewood Iskandar Malaysia Studios, with over 100,000 sq ft of film stages; Kota Iskandar, the new Johor State Administrative Capital; Puteri Harbour, a premium waterfront development across the strait from Singapore; Horizon Hills, home to one of the best golf clubs in the country – and most significantly, Medini is the home to the newly opened LEGOLAND® Malaysia theme park, the first LEGOLAND in Asia.

Medini is master planned community with four distinct development clusters:
– Medini North : Zone A
– Medini Business : Zone B
– Medini Central : Zones C, D and E
– Medini South : Zone F

This international integrated mixed-use township development began in 2007 with an initial capital investment of RM4.1 billion (US$1.4 billion). To date, RM1.84 billion has been spent to complete the infrastructural works.

The 2,230 acre site translates to 96 million square feet of land and contains a total Gross Floor area (GFA) of almost 188 million square feet with an expected Gross Development Value (GDV) of more than RM68 billion (US$22 billion) over the 20 year development plan of Medini.

World Class Infrastructure

Medini has ready and planned state-of-the art infrastructural facilities with integrated connectivity and road networks within the region that addresses the most discerning investment needs to maintain its competitive edge, making Medini the most attractive destination for foreign investment in Iskandar Malaysia.

This international integrated mixed-use township development began in 2007 with an initial capital investment of RM4.1 billion (US$1.4 billion). To date, RM1.83 billion has been spent to complete the infrastructural works including 60 kilometers of roads, 58 covered bus stops, over a thousand custom lamp posts, STP sewage treatment plant for 500 thousand Persons  and other utilities.

The infrastructure and utilities completed in Medini include:

Road Network Medini has an integrated road network that extends to more than 60 kilometres of roads to meet the development needs and projected population at full capacity.

The roads in Medini were designed and built to comply with both international standards as well as Malaysian guidelines.

The road network within Medini has 2,044 street lights and 40 signalized intersections.

Open Spaces Medini has approximately 210 acres of green space made up of 44 parks and open spaces. Each one has a combination of some or all the following components:

·         Walkways and paved areas

·         Playgrounds

·         Lighting systems

·         Water supply systems

·         Trees (approx. 160,000 units)

Legoland Malaysia.
With 40 Interactive rides, shows and attractions designed to the highest international standards, LEGOLAND Malaysia opened in September 2012.
LEGOLAND® Malaysia is the sixth LEGOLAND to be built in the world and the very first in Asia. Targeted at families with children between the ages of two to twelve years old, LEGOLAND Parks are based on the universally popular LEGO® construction toy product. They offer families the opportunity to bond, learn and push the boundaries of their imaginations through LEGO experiences. At LEGOLAND, families can practice their imagination and creativity, have fun while learning, and understand the importance of caring and quality. Families will be immersed in a unique mix of kid-powered rides, building challenges, spectacular LEGO models, interactive attractions, family-friendly coasters and shows that pull the audience into the action. LEGOLAND Malaysia will feature more than 40 interactive rides, shows and attractions when it opens. Other LEGOLAND theme parks across the world are located in Denmark, United Kingdom, Germany and California and Florida in the United States. There are LEGOLAND Hotels in Denmark and the United Kingdom; with a hotel scheduled to open in California in 2013.
The LEGOLAND Park is operated by Merlin Entertainments, Europe’s Number 1 and the world’s second-largest visitor attraction operator.
Mall of Medini

Just next to LEGOLAND, Phase 1 of Mall of Medini offers an intimate high-street, colonnade-style retail setting with a naturally ventilated shopping environment celebrates Malaysia’s tropical climate. Visitors will find a retail mix such as KFC, Manhattan Fish Market, Royal Selangor, Penang Village, Kaki-Kaki Reflexology, Polo Haus, Al-ikhsan, Tutti Frutti, 1901, myNews.com, Blackball and more.
1Medini & Medini Signature1Medini is the first residential project to launch in Medini. The 1.91 million square feet GFA of residential towers spread over 11 acres combines pratical high-living facilities with revolutionary eco-friendly design. 1,332 units will be launched in four phases over six years. Sold out by Feb 2013.

Iskandar Residences
A luxury condominium consisting of a two high rise towers sitting gracefully on 6.31 choice acres in the heart of Medini North. This residential enclave is envisioned aspires to global design and green standards, focusing primarily on flexibility for growth and sustainability.

Located adjacent to Gleneagles Medini Hospital, this project spans almost five acres and is expected to be completed within the next four years with construction commencing in 2013. The project includes a wellness centre, a corporate training centre, service apartments, strata residences and retail.

Gleneagles Medini Hospital
This 15-acre project in the heart of Medini North entails a 2-phase development of a comprehensive and fully integrated healthcare service platform. For the first phase, this private tertiary hospital will have a 300 bed capacity. Future developments will include a medical office block, rehabilitation center, a nursing home, a hospital residency and other healthcare facilities housed in adjacent buildings.

Medini “Office Towers” Project
Ra Ta Land’s yet to be named twin towers will be the first commercial high rise project in Medini, with a magnificent view of LEGOLAND and Mall of Medini. The two 25-storey towers with 750,000 square feet GFA is expected to be complete in 2015.

Zhuoyuan Iskandar ProjectA landmark joint venture agreement between Medini Iskandar Malaysia and a Beijing-based partner has brought into the fold of Medini developers Zhuoyan Iskandar Sdn Bhd. Their high-end residential development in Medini North will feature some 2,600 units of premium lifestyle condominiums. The project, with the working name “Medini International”, comprises two-bedroom, four-bedroom as well as penthouse units, and will be developed in two phases over seven years.

iMedini Walk
Tang Group intends to build a mixed development that will include residential and serviced apartment towers, a hotel and shophouses. The development, iMedini Walk, is expected to have a gross development value of about RM750 million, the company said.Flanking the spine road that leads to Legoland Malaysia and the lifestyle Mall of Medini, the project will boast a stretch of more than 150 three-storey strata shophouses that average 3,300 sq ft.

This retail belt will be flanked by towers housing the hotel and serviced apartments, and residential apartments respectively.

The 250 hotel and serviced apartments will be located in the towers north of the site and overlook Legoland, while the residential apartments will be located in the towers to the south of the site, with views towards Puteri Harbour.

18@Medini 
will be the very soul of Medini Iskandar with its colourful and diverse offerings to include retail spaces, small office home office, small office versatile office, corporate offices, showrooms, food and beverage outlets, business and entertainment centre, indoor sports and exhibition centre, service apartments and hotels.
Medini Business – Zone B
Media @ Medini
A sprawling 38-acre purpose-built living and working community for the film, television and creative industries, Media @ Medini is a multi-user creative environment designed to support and complement Pinewood Iskandar Malaysia Studios impressive film and television stages.
Tech ParkTech Park, a proposed catalytic development by IIB, is a 7-acre office facility to support and induce the growth of an office-space work force population in Medini in these early days. This will help create demand for property products in Medini both at development and end-user level. Tech Park is aself-contained development offering tenants and investors the range of Medini-specific incentives with an attractive business address and sense of place – the design caters to office suites with large floor plates of at least 15,000 sq ft, a product showcase center, a lobby area with meeting rooms, a variety of F&B outlets, complemented with ample car parking space.

Medini Central – Zone C, D & E MEDINI CENTRAL 

Medini Wellness Integrated Capital (Resort Wellness Project)
A 207-acre development anchored on the concept of Wellness with an adjacent 12.6-acre park reserve and the Wellness Centre as the heart, the Medini Integrated Wellness Capital (MIWC) is a mixed development comprising terrace and semi-detached houses, bungalows, serviced apartments and condominiums as well as retail and commercial properties.

The development, with a Gross Development Value (GDV) of RM3 billion (US$980 million), includes the 12.5-acre Medini Sanctuary and Medini Estate, which will offer one block of serviced apartments, 1,415 condominiumunits, 445 terrace houses, 96 bungalows and 68 semi-detached homes and 18-acres allotted for commercial purposes.

Medini South – Zone F MEDINI SOUTH Sunway 

One of Malaysia’s largest property construction conglomerates, Sunway Group, is the biggest developer in Medini, with almost 700 acres. Sunway’s plans are for “an iconic development which will capture the local, regional and international market segments”. Zone F has an estimated GDV of RM12 billion (US$3.8 billion).
